La reglamentación de la playa requería la construcción de una base de 3m para evitar la inundación en marea muy alta.
El cliente requería de lo siguiente: 3 pisos (4 con la base), que cada dormitorio tenga su propio baño y espacio para
una cama tamaño queen, Requerían de un elevador y que la entrada de servicio sea separada desde afuera. Se deseaba que
los autos generasen un espacio entre el ingreso principal y el ingreso de servicio. Para contrarrestar la tendencia
hacia el “peso”, la base se retrocedió con respecto al resto del diseño. Esto permitió ver al proyecto como dos
elementos que sujeten las barras programáticas que serán insertadas en el proyecto.
The zoning requirements required the construction of a 3m tall base to avoid flooding in very
high tides. The client asked for the following: 3 storeys (4 with the base) (top: entrance, parking and 2 bedrooms
(and service areas); center: social areas; bottom : exit to beach a 3 bedrooms), that each bedroom has its own
bathroom and room for a queen sized bed, it has to have an elevator; the entrance to the service areas has to be from
the outside, he wanted to have the cars as a buffer zone between the entrance and the service areas. To counter this
trend of heaviness, the base was recessed in respect of the rest of the design. This allowed thinking of the project
as two elements that will "cradle" the programmatic bars that will be inserted into the project.
